Fears of a potential Russian attack have led to a significant surge in Polish citizens purchasing properties in Spain. In 2023, 3,118 homes were bought by Poles, a notable increase from the previous year. This continues a trend that has been growing since the Russian invasion of Ukraine.

According to Cinco Dias, this uptick is driven by concerns over regional security, with many Poles looking to Spain as a safe haven.

Changing buyer profiles

Real estate agents are noticing a shift in the profile of Polish buyers. Traditionally, these purchases were made by retirees seeking a warmer climate and a better quality of life. However, today, many buyers are younger and looking for affordable properties outside of Poland. Estate agent Alfredo Izquierdo, based in Warsaw, has seen a tripling of clients over the past year. He attributes this to not only fears of war but also rising property prices in Poland, which make Spain an attractive alternative.

In addition to security concerns, the rise of remote working and easier travel connections have contributed to this boom. Many Polish workers, now accustomed to teleworking, find it easier to relocate to Spain without compromising their careers. The effects of Brexit have also played a role, with some Poles leaving the UK for Spain due to more favourable conditions.

Climate and value for money

Spain’s climate remains a strong draw, offering 300 days of sunshine annually, a stark contrast to the 66 in Poland. Despite this, fear of conflict is now the primary motivator for many buyers.
