House purchases and sales in Spain up by almost a quarter in February

In February of this year, 51,790 purchases and sales of houses were recorded in Spain. That is 24.1% more than in the same month of 2021, according to statistics from the Spanish property register.  

Almost all Spanish autonomous regions showed an increase in house sales in February compared to a year earlier. Only in Navarra, the number of transactions decreased by 3.1%. The number of sales increased the most on the Canary Islands (+56.5%), followed by La Rioja (+46.3%) and the Balearic Islands (+43.2%).  

House purchases and sales 

The total number of purchases and sales, including residential and other properties, amounted to 105,285 transactions in February. This represents an increase of 21.2% compared to the same month a year earlier (86,867 purchases and sales). Also, the total of purchases and sales decreased only in Navarra (-3%). The other 16 autonomous regions showed an increase, which was greatest in La Rioja (+41.7%) and in the Balearic Islands (+38.8%). 

Increase in the number of mortgages  

According to the data, the month of February ended with an increase of 13.5% compared to the same month in 2021, to a total of 47,834 mortgages registered for all properties.

In twelve autonomous communities, the total number of mortgages increased, particularly in Madrid (+41.8%), Castilla-La Mancha (+30.7%) and the Canary Islands (+22%), while la Rioja experienced the largest decrease (-23%).  

Residential mortgages 

The number of residential mortgages reached 35,189 in February, which represents an increase of 13.9% compared to the same month of 2021. Residential mortgages increased in most Autonomous Communities, particularly in the Canary Islands (+30.4%) and Cantabria (+27.3%). In the regions of Asturias (-9.5%), Aragon (-6.8%), Galicia (-4.6%) and Navarre (-2.3%), the numbers of mortgages decreased.
