ALMUÑÉCAR – Spain still has a stretch of coastline that is relatively unknown to the general public. In this case, unknown does not mean unloved. On the contrary. The Costa Tropical is very beloved amongst everyone who knows the coast of the Andalusian province of Granada.
Of all property purchases in Spain in the first half of 2022, a fifth was made by foreigners. The interest of this group in Spain has grown significantly in the first half of 2022, 52.75% compared to a year ago. According to the real estate platform Idealista, 72,987 transactions were concluded between January and July, with the British, Germans, French, Dutch, Norwegians and Irish in the lead.
Foreigners mainly buy on the popular coastlines, like the Costa del Sol and the Balearic Islands, stimulated by teleworking, the climate, the energy crisis and lower house prices. Andalusia accounts for almost 1 in 5 of all property purchases in Spain; most of these purchases are currently being completed in the province of Málaga.
In recent years, however, there has been a growing interest in luxury real estate on the Costa Tropical. What are the reasons that this coast is becoming an increasingly desirable location? The coast offers good value for money, a subtropical climate and a unique location near Málaga, Granada and the Sierra Nevada.
Subtropical climate
First of all, the name: the ‘Tropical coast’. This 73-kilometre-long coastal strip owes its name to the subtropical microclimate that prevails here. With the warmest winters on the European mainland, an average annual temperature of 18 degrees in winter, 28 degrees in summer, and 325 days of sunshine. This is partly due to its sheltered location south of the Sierra Nevada – frosty, offshore north wind barely reaches the Costa Tropical. Consequently, this coast is a haven for expats from all over Europe and for Spaniards looking for a quiet hideaway amid authentic Spanish towns and villages.

Another reason why the coast is so loved by many as a ‘hidden gem’ is the jagged coastline. Rugged cliffs hide sheltered coves with beautiful beaches of clear water. Except in the Cabo de Gata Natural Park, in the more easterly province of Almería, nowhere in Andalusia can you snorkel as beautifully as here. The area is also ideal for other water sports such as windsurfing and diving.
Unspoilt and authentic
Unlike the much more famous Costa del Sol, the coastline of the province of Málaga, the Costa Tropical is relatively unspoilt. There has been no mass tourism here and the therewith associated unrestrained way of building with many high-rise buildings and little eye for aesthetics. In addition, the Andalusian government ensures a controlled further development of this coast.
The housing market on the Costa Tropical
The fact that Costa Tropical is such a well-kept secret does not prevent the housing market in this place from enjoying a strongly growing interest. Buyers also get great value for their money here compared to other Spanish Costas. Due to the mountainous orography, most homes have a breathtaking view of the sea and the mountain landscape behind. Above all, they are located in or near nice, still very authentical Spanish coastal towns. These are amongst others La Herradura, Almuñécar or Salobreña, and never far from the coast. The Costa Tropical is easily accessible thanks to the new A7 motorway. Furthermore, the A44 takes you to Granada and Málaga in 40 minutes and to the Sierra Nevada in 70 minutes. This mountain range is a paradise for hikers and mountain bikers in summer and skiers in winter.
Because the demand for quality homes on Costa Tropical is relatively high and there is a shortage of homes that are individually designed, property experts say it is unlikely that house prices will fall in the short term. In addition, more and more project developers are shifting their attention from the Costa del Sol and the province of Malaga to the Costa Tropical, where they offer high-quality new construction projects. Low taxes
Finally, as of September 21, the wealth tax in Andalusia has been abolished. With this, the government hopes to attract more wealthy taxpayers. The scheme will apply for the entire fiscal year 2022. Together with several other tax cuts, it makes Andalusia an attractive region for investors. After Madrid, it is the Spanish autonomous community with the lowest taxes of Spain.
