PROVINCIA DE SALAMANCA – Recently we were able to report that the village of Salto de Castro in the Spanish province of Zamora on the border with Portugal was for sale for a mere amount of €260,000. Beautifully situated in a nature park on a reservoir, it was quickly sold.
The new owner is a developer. He wants to turn it into a rural tourist destination by investing an additional €3 – €5 million in it. However, now Idealista.es reports again that there is another village for sale. This time in the province of Salamanca. There are 32 immediately habitable houses and a hotel. Furthermore, the amount that must be deposited is €4.8 million. This town is Salto de Saucelle, in the province of Salamanca, and is located in the Arribes del Duero Natural Park.

As explained by Royal Invest, a consultancy managing the sale, “the town was built by expert engineers when a reservoir was built nearby. The homes are of a high standard with stone walls half a metre thick.
Fully equipped houses and a hotel
The city has an area of 188,000 m2 and a built-up area of 5,500 m2. “There are 26 fully equipped bungalows/houses, in addition to six more under construction, a hotel with 21 rooms and access to the river Duero, so that all kinds of water sports can be practised,” says the consultant. The area is suitable for walkers and cyclists. The hamlet is an hour and a half drive from the beautiful World Heritage city of Salamanca.
The houses have a ceramic hob, refrigerator, microwave, dishwasher, coffee maker, juicer, complete kitchenware, air conditioning, heating, television and equipment to install internet. “It is a very good investment because without any rehabilitation it can already yield a return of up to 4%,” says the consultant. He also adds that with an investment of a further €1 million, this annual return can be multiplied.
Negotiations already underway
Although, at the moment the village is not yet offered on the open market. The sale has not yet been officially announced. However, according to Idealista.es, negotiations are already underway with Swedish investors, a Saudi private investor and a British hotel chain.
